Buying costs in Croatia: what you pay on top of the price

- Transfer tax — Resale: 3%. On resale homes. On new builds VAT applies instead.
- VAT on new builds — New build: Included in the price. 25% VAT is part of a developer's price, and no transfer tax is due. Confirm that the price you are quoted includes it.
- Notary — 1%. About 1% of the price.
- Lawyer — 1.25%. 1% of the price plus 25% VAT on the fee.
- Land registry — €100–€300. Flat fee.
- Agent fee — 3.75%. 3% plus 25% VAT on the fee.

What does buying a resale home in Croatia cost on top of the price?
Real estate transfer tax is 3% of market value, notary fees about 1%, lawyer fees 1% plus 25% VAT, agent commission 3% plus 25% VAT and land registry fees €100 to €300 flat: 6 to 9% of the price in total.
Do new builds pay transfer tax?
No. On new-build properties bought from a VAT-registered developer, 25% VAT replaces the 3% transfer tax. The VAT is part of the purchase price, not a cost on top of it.
Do I need to speak Croatian to buy property?
No. Most agents and lawyers in coastal areas and Zagreb speak English. All contracts must be in Croatian but will be translated for you.
