Terms of Service
1. Acceptance of Terms
By accessing or using FindBalkan (the "Service"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.
2. Eligibility
You must be at least 18 years old and capable of entering into a binding contract to use FindBalkan. By creating an account you represent that the information you provide is accurate and current.
3. Accounts & Security
You are responsible for safeguarding your account credentials and for any activity that occurs under your account. Notify us immediately of any unauthorized use.
4. Listings & Content
FindBalkan is a marketplace that surfaces property listings provided by the agents who post them. We do not own the properties listed and do not guarantee the accuracy, completeness, or availability of any listing. Always verify details directly with the agent.
5. Acceptable Use
You agree not to misuse the Service, including by scraping, reverse engineering, posting unlawful content, harassing other users, or attempting to circumvent security measures.
6. Agent Plans & Billing
Listing as an agent is free on our Free plan. Paid plans (Solo Agent, Professional, Agency) unlock higher listing limits and additional features, and are billed monthly or annually in advance through our payment provider, Lemon Squeezy. Subscriptions renew automatically for the same period until cancelled. If you move to a higher plan, the change takes effect immediately and the price difference for the rest of your current billing period is charged at the same time. If you move to a lower paid plan, the change is scheduled instead: nothing is charged or refunded when you request it, and the new plan starts at the end of your current billing period. You can cancel at any time from your profile: open the Subscription section and choose Cancel subscription. Cancelling stops the next renewal and does not end your plan straight away — your paid plan stays active until the end of the period you have already paid for, and your account moves to the Free plan after that. You can undo a cancellation from your profile at any point before it takes effect. We do not provide refunds for partial periods unless required by law. Prices and plan features may change, and we will give notice before a change affects an existing subscription.
7. Listing Limits & Plan Changes
Each plan allows a set number of active listings. If you move to a plan with a lower limit, or your subscription ends, listings above the new limit may be archived until you are within the limit again. Featured placement on the homepage and country pages is included with the Professional and Agency plans and ends when the plan does.
8. Removing Content & Ending Access
We may remove or hide any listing or message that is unlawful, misleading, or otherwise in breach of these Terms, and we may suspend or close accounts that repeatedly break them. Where practical we will tell you why. You can delete your own listings and close your account at any time.
9. Intellectual Property
All FindBalkan branding, software, and design are owned by FindBalkan or its licensors. You may not copy, modify, or redistribute any part of the Service without prior written permission.
10. Third Party Services
The Service may link to or integrate with third party services (e.g. authentication providers, maps, analytics). We are not responsible for the content or practices of these third parties.
11. Disclaimers
The Service is provided "as is" without warranties of any kind. FindBalkan does not warrant that the Service will be uninterrupted, error free, or meet your specific requirements.
12. Limitation of Liability
To the maximum extent permitted by law, FindBalkan shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Service.
13. Changes to Terms
We may update these Terms from time to time. Material changes will be communicated via email or in app notice. Continued use after changes take effect constitutes acceptance.
