What is FindBalkan and how does it work?
FindBalkan is a cross border property marketplace that brings listings from all 11 Balkan countries into one easy to search platform. Agents post their properties directly, so you can browse, filter, save favourites and contact them, all in one place.
Is FindBalkan free to use?
Yes, FindBalkan is 100% free for buyers. You can browse listings, save favourites, use the map view and contact agents at no cost. We charge agents a subscription fee to list and promote their properties.
How often are listings updated?
Each listing is posted and maintained by the agent selling it, so it changes when they update it rather than on a fixed schedule. Every property page shows the date it was listed. If something looks out of date, check with the agent directly, and tell us at hello@findbalkan.com if a listing looks wrong.
I found a property I like, what should I do next?
Click the 'Contact agent' button on the property page to send a message directly to the listing agent. The agent receives your message with your contact details and replies to you directly. Popular listings can go fast, so it pays to get in touch early.
What is the Saved list and how do I use it?
Your Saved list is your personal shortlist of favorite properties. Create a free account, click the heart icon on any listing, and it will appear in your Saved list so you can compare and revisit later.
How do I list my property or become an agent partner?
Create a free account and use 'Add a property' to publish your first listing right away. The Free plan includes one active listing; paid plans raise the limit and add more, such as featured placement.
How does the Map view work?
The Map view shows all active listings as pins on an interactive map. You can zoom, pan and click a pin to see basic details. Use the filters to narrow by price, type or amenities, and the map will update in real time.
What is AI Search?
AI Search lets you describe your ideal home in plain language, e.g. 'A 3-bedroom house with a garden near the beach in Montenegro under €300K', and our AI translates that into precise filters and results.
Which countries does FindBalkan cover?
We cover 11 Balkan countries: Albania, Bosnia & Herzegovina, Bulgaria, Croatia, Greece, Kosovo, Montenegro, North Macedonia, Romania, Serbia and Slovenia.
How do I delete my account?
Go to your profile settings and select 'Delete account'. This will permanently remove your saved listings and personal data. If you need help, email hello@findbalkan.com.
Are the prices negotiable?
Most listing prices are set by the agent or owner and may be open to negotiation. We display the listed price transparently; you should confirm final terms directly with the agent during your conversation.
Can I get notified when new listings match my search?
You can follow an agent from their profile page, and we will email you whenever they publish a new listing. You can also subscribe to the newsletter in the footer. Alerts for one specific search are not available yet.
